WHY “BOROUGHS?

When referring to Easton, calling the planning areas “villages” or “communities” fail to convey the sheer magnitude of the planning efforts. These areas need to be defined in a non-traditional manner that convey the proper scale and size.

Easton’s five boroughs are a compatible collection of residential and mixed use neighborhoods, each with its own natural characteristics and individual identity drawn from its emphasis on parks, schools, retail or employment centers. All are brought together by the common elements of superior design and quality. Glenborough at Easton and Easton Place are fully entitled. Rio del Oro and Hillsborough have initial entitlements. Westborough is in process.

Easton Place is situated within walking distance of the Hazel Avenue Light Rail Station. Planned as a major transit-oriented community, Easton Place provides approximately 1,600 units of high-density housing and 4.3 million square feet of commercial space in its 183 acre site. Envisioned as a regional destination with shopping, civic and entertainment uses, it is also the gateway to an existing administrative campus—a site with more than 3,000 employees today.

Glenborough places emphasis on open space and natural habitat areas, neighborhood parks and an integration of greenways throughout the residential areas. It has been designed to offer a diverse mix of housing types among its 3,389 approved units, including single-family homes on large lots.

Westborough features a diversity of housing types and a local town center for shopping, dining and entertainment. Located between Highway 50 and White Rock Road, this borough is planned with schools, parks, open space and both commercial and office space, making Westborough an example of a community that allows people to live, work, shop, play and learn—all close to home.

Hillsborough blends the amenities of a local town center and a regional park with executive offices and estate homes on large lots compatibly sited with the area’s preserved oak woodlands. Hillsborough is located within the Folsom Sphere of Influence (SOI) Area.

Rio Del Oro has been planned as an environment for residents and nature to thrive together. One third of its 1,482 acres is devoted to parks, open space and parkways, including conservation areas for wetlands and open space habitat areas. Housing choices are available at all income levels, from apartments and townhomes to single-family homes. Rio Del Oro also provides commercial and office space, as well as two regional town centers. Note: The western plan area is under separate ownership, and is not part of Easton.
